The Affordable Care Act’s impact on health care real estate

For the all the controversy surrounding the Affordable Care Act (ACA) — aka Obamacare — one thing is certain: the law will have the greatest impact on health care since the creation of Medicare.   And, like the ACA or not, it could spur a massive building boom in health care real estate.

The medical industry is reviewing its current facilities to determine how to address the changes in care that the ACA will bring. Health Facilities Management magazine’s 2014 Hospital Construction Survey showed 51 percent of respondents were considering changes to their existing facilities or campus design in response to the ACA.

Among the types of facilities being considered for future development according to the survey, the most cited were emergency departments, medical office buildings, outpatient facilities in neighborhood settings and primary care clinics in neighborhoods.

So why will the ACA have such an impact? In a nutshell, the law will change the way physicians practice medicine. Medical care will have to emphasize value over volume to comply with the law. They will have to do this despite 1). a secondary emphasis of the law on lowering costs; and 2). a much higher volume of patients. Thus, the facilities they use will have to change as well.

Lockard Companies and Emergency Service Partners, LP (ESP) announce the grand opening of Five Star ER in Dripping Springs, TX.  Located at 333 E. Highway 290, Dripping Springs, TX, Five Star ER Dripping Springs is the second of three facilities  scheduled to open in the central Texas region in partnership between Lockard Companies and Emergency Service Providers, LP.  The third facility, Five Star ER Pflugerville is currently under construction at 21315 N SH 130, Bldg. 4, Pflugerville, TX, and is scheduled to open fall 2015.

Waverly hospital to build Janesville clinic

JANESVILLE | A new medical clinic may be the next step for good things yet to come in Janesville.

Waverly Health Center of Waverly and Lockard Cos. of Cedar Falls will break ground at 8:15 a.m. Monday on a new 3,400 square foot medical clinic, believed to be the first primary care facility of its size in Janesville.

Located next to a new State Bank branch building which opened there in December, the clinic is part of a larger 25-acre site that could be the scene of additional commercial and residential development in Janesville, which skirts the Bremer and Black hawk county lines between Cedar Falls and Waverly on U.S. Highway 218.

Janesville, IA (July 29, 2015) – Lockard Development Inc., LLC and Waverly Health Center agreed on terms for a 3,410 sf medical clinic to be built on 1.5 acres of land located at 202 Wildcat Way in Janesville, IA.  Lockard has been retained to oversee the construction of the Janesville Clinic which is scheduled to open the winter of 2015.

The Janesville Clinic will fill a need to provide immediate, local, family health care services in a patient-centered setting.  “We couldn’t be happier to help bring much needed localized health care services to the residents of Janesville,” said Robert Smith, CCIM, SIOR, and President of Lockard.  “It is always a joy to work with our local communities and business leaders in providing services that align with our mission of enhancing the quality of life in the communities we serve.”

Advancements in memory care require more modern care facilities.

The care for sufferers of Alzheimer’s and other forms of dementia has vastly improved in recent years. Whereas institutions were once designed mostly to severely restrict Alzheimer’s patient’s movement and their ability to wander off, many facilities today are being built with the goal of helping them maintain a high quality of life.

These new facilities are known as Memory Care Units.  These facilities are designed to meet the specific needs of the estimated 5.3 million people with Alzheimer’s or Chronic Confusion and Dementing Illness (CCDI) in the U.S. Some of the advances in the design of the memory care facilities include:

  • Open floor plans that facilitate easy navigation; no more long corridors with dead ends that may confuse patients
  • Limited office space so nurses can easily be found in common areas
